Making the Most Out of Your Country Land
capital farm credit
Do you own or dream of owning a place in the country? If so, remember this—just as a kitchen remodel can raise the value of your home, so can simple improvements increase the value of your rural land.
In real estate, there’s a saying that location is everything, but rural landowners should know that their land ’s value also may be influenced by improvements such as brush control, fencing, ponds, sheds, barns, paved lanes or driveways, water wells, reseeded pastures and enhanced wildlife habitat.
Capital Farm Credit, Texas’ largest rural lender, finances rural property enhancements like these, as well as country home and land purchases.

What’s All the Buzz About “Subprime” Lending?
First Community Bank
“Subprime” lending is not making loans below prime rate. “Subprime” refers to the quality of the borrower’s credit, and these loans usually carry the highest rates in the market as they also carry the highest risk.
The buzz about subprime lending is centered on the mortgage industry. With the strong economy lots of borrowers with lots of other debt were able to qualify for mortgages, many with adjustable rates. Now the rates on these loans are adjusting upward, increasing monthly payments to a level the borrowers cannot meet.
There are good mortgage lenders and good bankers. The buzz about subprime lending paints a dark picture of lenders, but there are many good lenders who are happy to help qualified borrowers. When borrowing money, be sure you are working with people of integrity and that you fully understand what you are doing. And never, ever be afraid to ask questions.
